Buyers who pay the most for a home are motivated by emotion. Offering a painting allowance instead of fixing a simple, relatively inexpensive issue like paint color will cause the emotional buyer to move on to the next available home. Make it easy for the buyer to move in by replacing a favorite color scheme with a paint choice that enables buyers to easily visualize the house as their own.
Remove the Brights
Bright, primary or neon-painted walls may be something the kids love and the home owner has no problem with but they are less likely to sell a home. Color has a psychological effect on the viewer, and while there may be a buyer out there exhilarated by the idea of a multicolored interior, it will take far longer to find him. To sell the house faster, paint the interior a single, neutral color to allow the potential buyer to imagine his way into the home. Make it easy for her to visually place her artwork and furniture in each room she views. Visit model homes to understand how neutral wall color sells a home. Look at light tans, off-whites and whites with a hint of beige in them (champagne, ivory, sand) as best paint choices. Neutrals provide continuity throughout the home and indicate to the buyer they will not have to paint before moving in.
Make It Look Larger
White makes everything appear larger than it is. Paint the walls of small, cramped interiors white to give the potential buyer the feeling of spaciousness. Use a high quality paint to get the most from a single coat. Buyers will be more likely to buy a house that appears bright; white walls add to the appearance of bright. Choose a white that works with the existing furniture and accessories if they will be included in the viewing process. Take a sofa pillow to the paint store to keep paint choices in line---white can come in many tints. Remember that the palest of pinks is not white. Cramped spaces with average or low ceilings will especially benefit from the use of white paint. Paint ceilings the same white as the walls to visually lift the height of a room.
Cover Worn Cabinets
Outdated wood cabinets may benefit from paint. Check the bathrooms, kitchen, laundry rooms and work areas for cabinets that need an overhaul. Painting outdated cabinets that are still in decent shape offers a less expensive alternative to replacing them completely. Choose a glossy paint in a neutral color that works with flooring and counter tops. Gloss or semi-gloss paint provides a bit of shine and sparkle to surfaces. Paint the cabinets the same color as the walls for a more spacious, open feeling. Add new hardware to complete the update.
