Repaint A Residential Metal Roof

Repainting a metal roof increases its longevity.


Repainting a metal roof is an important maintenance procedure to ensure the integrity of the metal and increase the lifespan of the product. There are many different types of metal roofing material from tin, sheet steel, terne plate and galvanized steel; however no matter what type of metal roof you have there is an all purpose method to repaint the roof effectively. The type of paint to use is a critical decision due to the nature of metal expansion and contraction during temperature variations. Elastomeric acrylic primers and paints provide a suitable flexible coating for metal roofs that reduces the need for future paint repairs.


Instructions


1. Wear rubber gloves, and safety goggles to protect your eyes from debris. Start from the ridge line and use a power washer to clear moss and loose paint from the metal roof. Work from the highest point across the roof in tiers and down to the eave edge.


2. Use a stiff hand brush and remove surface rust from any metal panels. Dilute a solution of trisodium phosphate according to the manufacturer's label, and use a cloth to apply a wash over the metal panels to remove grease and oil stains. Power wash the roof using the same method as before to remove rust particles and the trisodium phosphate wash.


3. Dilute household bleach with cold water in a bucket to create a mild bleach solution according to the manufacturer's label. Use a cloth to apply the bleach solution over the metal roof to remove the potential for mold growth. Allow the metal roof to completely dry out.


4. Choose a dry day with a temperature of between 40 to 80-degrees Fahrenheit for optimal repainting conditions. Use a stir stick and mix the elastomeric acrylic metal primer thoroughly so that it amalgamates into a uniform solution.


5. Pour the primer into a paint tray, and apply it to the metal roofing using a paint roller. Use a 1-inch paintbrush to apply the primer to areas that the roller can not reach. Allow the primer to dry according to the manufacturer's instructions.


6. Mix the elastomeric acrylic exterior metal paint with a stir stick until the solution has a uniform color. Use a paint roller and apply the paint from a paint tray over the primer with even strokes. Use a 1-inch paintbrush to coat seams and areas that the roller can not reach.


7. Apply two coats of paint in total, allowing the first coat to dry according to the manufacturer's instructions before applying the second coat. Allow the second coat to cure before allowing any foot traffic on the roof.
