Making a house more valuable for a home appraisal can be tricky. Homeowners should not spend thousands of dollars for major improvements and take the risk of overimproving a home. 1. Tour homes for sale in the same area and browse "Homes for Sale" real estate guides. Take notes on the listing prices, condition, and size of the homes. Compare similar homes, and note improvements and differences. This will give a "ballpark" idea of a prospective home value to expect from an appraiser.
2. Take photos of each room in the house and outside. Print the photos from a home computer and evaluate the overall condition of each room. Take notes on areas of concern. Chipped paint, stains on flooring and water damage to ceilings should be corrected before an appraisal.
3. Take photos of the home exterior, garages, outbuildings, decks, patio, and porches. Review the photos looking for areas of concern. Warped boards, stains on siding, cracked paint or worn patio stain should be corrected before an appraisal inspection.
4. Book an appointment with a real estate agent to tour the home as a potential listing. Real estate agents will review the entire property, pointing out the attributes and drawbacks associated with the property. Discuss the need and cost associated with improvements to the home. Adding a deck, storage building, or upgrading countertops will increase home value, and appeal to most buyers. Homeowners need to be careful when spending money on improvements, and not put too much money into a project, which will not increase the home value to recoup the funds spent on improvements.
5. Inspect all home heating, cooling, septic, and plumbing features to make sure they are in good working order. Repairs to this area of the home are extremely important to the home appraisal process.
